Your buyer may not have a preference for a settlement agency. It's worth checking around to see which reputable agencies you will work well for you. You will be working closely with them to make sure everything that's needed for settlement is in order. For example, the title search, title insurance, termite inspection, buyer's loan documents, seller's loan payoff information, HOA transfer, homeowner insurance, ..., will all need to be coordinated with the settlement agency.
